Commercial janitorial is a facilities function, not a housekeeping errand, and it gets bid that way. What a property manager in Lowell or a plant manager in Methuen is actually buying is predictability: the building opens clean, the trash is out, the restrooms are stocked, and nobody has to chase anyone. Our contracts spell out the frequency of every task — nightly, three times weekly, weekly, monthly, quarterly — so there is never an argument about whether high dusting or floor burnishing was in scope. That document is also what makes a walkthrough productive, because we are comparing line items instead of vibes.

The industries we cover have genuinely different rules. Medical and dental offices need blood-borne pathogen awareness, correct dwell times on disinfectants, sharps and regulated-waste protocols kept clear of general trash, and operatories turned over to a documented standard. Restaurants need degreasing, hood-adjacent surfaces, and floor drains handled on a schedule that does not collide with the health inspector. Gyms need equipment and mat disinfection and locker rooms treated as their own scope. Warehouses and light industrial space need ride-on scrubbers, dock and dust control, and crews who understand forklift traffic. Retail needs entrance glass and sales-floor appearance before doors open.

Access is usually the constraint. Most of our commercial work happens after hours, before open, or overnight, which means alarm codes, key control, badge protocols, and a crew list your tenant or security desk can verify. We document who is assigned to your building, and we do not rotate strangers through it. For larger properties and multi-tenant portfolios, day porter coverage handles what an overnight crew cannot — restroom checks through the day, spill response, lobby and entrance touch-ups, trash at peak, and event or conference room resets between meetings.

Floor care is where most janitorial contracts quietly fail, so we price it explicitly rather than burying it. That means scheduled scrub-and-recoat and strip-and-wax cycles for VCT, burnishing for high-shine finishes, hard-surface and grout restoration, concrete maintenance in industrial space, and extraction schedules for carpet tile in corridors and open areas. Putting those cycles on a calendar at contract signing is the difference between a floor that lasts a decade and one that gets replaced in four — and for property managers, that is a capital line, not a cleaning line.

The administrative side is part of the service. We carry general liability and workers' compensation and issue certificates of insurance naming the property owner or management company as required — usually the first thing a COI-driven property asks for. Crews are background-checked, uniformed, and supervised, with an owner reviewing accounts rather than a regional manager three states away. We manage consumable supplies (liners, paper, soap, sanitizer) so you are not reordering, and we work Monday through Saturday, 7:00 AM to 5:00 PM for daytime coordination, with cleaning crews scheduled whenever your building actually needs them.
