Drywall dust is the entire problem, and it is why construction cleanup is not a housekeeping job. Joint compound sanding produces a dust so fine it behaves more like smoke than dirt: it stays airborne for hours after work stops, settles on every horizontal surface, and then re-settles the moment anyone disturbs it. It packs into window tracks, outlet and switch plates, door hinges, HVAC registers, cabinet interiors, light fixtures, and the top edge of every door casing. Wiping it with a damp cloth turns it to paste and smears it across the surface. We remove it with HEPA vacuums and staged dry-to-damp methods, working ceiling to floor so we are never re-contaminating what we just finished.
We clean in phases because construction happens in phases. Rough clean comes after framing, rock, and mechanicals: debris and offcuts removed, floors swept and vacuumed, and the space made safe and workable for the trades still coming. Final clean happens after paint and finish work, and it is the detailed pass — every surface, fixture, and pane. Touch-up is the last visit, timed after the punch list is closed and the last trade has walked, because a single carpenter fixing one door will re-dust a room. GCs who schedule all three get a cleaner handover and fewer callbacks than GCs who book a single clean and hope.
The detail work is what separates a real construction clean from a sweep-and-mop. Stickers and labels come off windows, appliances, fixtures, and glass, along with the adhesive residue underneath, which is more work than the label itself. Paint overspray, caulk smears, and joint compound splatter get scraped and solvent-treated off glass, tile, hardware, and floors. Window tracks and sills — where dust, screws, and cut-offs collect — are vacuumed and hand-detailed. Cabinet and drawer interiors are wiped, since dust always finds them. Light fixtures, ceiling fans, and register grilles are cleaned. Hardware, plumbing fixtures, and appliance faces are polished and de-fingerprinted.
HVAC and airborne dust deserve their own line. If the system ran during construction, dust is now sitting in the ductwork and on register grilles, and it will blow back into a spotless room the first time the heat kicks on in a New England October. We vacuum registers and returns, replace or recommend replacing filters, and use air scrubbers or HEPA air movers on larger jobs to pull suspended dust out of the space before final cleaning rather than after. Skipping this step is the most common reason a finished home reads dusty a week after handover.

Every cabinet, drawer, closet, and pantry wiped inside and out, including tops of upper cabinets and under-sink areas.
HVAC registers and vent dust
Supply and return grilles vacuumed, filters replaced or flagged, and air scrubbers deployed on larger jobs.
Fixture and hardware polishing
Light fixtures, ceiling fans, faucets, door hardware, and appliance faces cleaned and de-fingerprinted.
Final floor treatment
Hardwood, tile, LVP, and concrete vacuumed and cleaned with a finish-appropriate method, plus grout haze removal where needed.
Punch-list touch-up visit
A final pass after the last trade leaves, so the space is genuinely handover-ready on walkthrough day.
